Located on the East side of Galway City, Roscam consists of 4 phases of Residential development comprising different house types and four estates all part of an overall masterplan originally developed with TOBIN Consulting Engineers and the design team. TOBIN Consulting Engineers provided full Civil, Structural and Traffic Engineering Design Services & PSDP for this large-scale multi phased project consisting of a mix of 650 no. units (546 houses/104 apartments) and ancillary commercial units including a Creche and retail. The development incorporates many types of residential units ranging from large 5 bed detached dwellings to four-storey apartment blocks and includes social and affordable housing. All units were carefully positioned to fully appreciate and enjoy the fully landscaped green areas, spread throughout the development.
Phase 1 incorporates a village centre which includes a crèche, a doctor’s surgery, and retail units. Sustainability was a key component in the design of the project including the use of GGBS, cement, the use of natural ventilation, high level of insulation, rainwater harvesting, low embodied energy materials, LED lighting, balance of site cut and fill thus reducing the need for import and export of bulk materials. TOBIN received a B3 EPC (Energy Performance Certificate) rating for this development which ensure our ability to reach the highest standards in energy efficiency.#
