WHAT IS A BER CERTIFICATE
A Building Energy Rating or BER is similar to the energy label on your fridge with a scale of A-G. ‘A’ rated buildings are the most efficient and ‘G’ rated is the least efficient.

A Building Energy Rating (BER) will be required for new and existing domestic and nondomestic buildings which are to be sold / leased / rented from the 1st of January 2009 with minor exceptions e.g. Protected Structures.
In the case of a person building a dwelling for their own use a BER certificate is also required, unless planning permission was applied for prior to the 1st January 2007 and the dwelling has been substantially completed by the 30th June 2008.In the case of a person or company building a non-domestic property for their own use, a BER certificate is also required unless planning permission was applied for prior to the 30th June 2008 and the building will be substantially completed by the 30th June 2010.
