BUILDING ENERGY RATING ASSESSMENTS
TOBIN Consulting Engineers employ professional engineers as Registered Building Energy Rating (BER) Assessors for both domestic and non-domestic buildings. Our Assessors are skilled in the use of Sustainable Energy Irelands Energy Assessment Procedure for Domestic and Non-Domestic Buildings.
Our Assessors can provide the following services:

WHAT IS A BER CERTIFICATE A Building Energy Rating or BER is similar to the energy label on your fridge with a scale of A-G. ‘A’ rated buildings are the most efficient and ‘G’ rated is the least efficient.
 A Building Energy Rating (BER) will be required for new and existing domestic and nondomestic buildings which are to be sold / leased / rented from the 1st of January 2009 with minor exceptions e.g. Protected Structures. In the case of a person building a dwelling for their own use a BER certificate is also required, unless planning permission was applied for prior to the 1st January 2007 and the dwelling has been substantially completed by the 30th June 2008.In the case of a person or company building a non-domestic property for their own use, a BER certificate is also required unless planning permission was applied for prior to the 30th June 2008 and the building will be substantially completed by the 30th June 2010.
Along with a BER certificate, you will also receive an Advisory Report which will help you identify how you might improve the energy performance in your home or non-domestic premises.
WHO SHOULD GET A BER CERTIFICATE It is the responsibility of the person who is selling, renting or leasing the property to commission the BER certificate and provide a BER to prospective buyers or tenants. In the case of a person building a property for their own use a BER certificate should be obtained before they move into their property.
WHAT ARE THE BENEFITS OF A BER A BER makes the energy performance of a property visible to prospective buyers and tenants and enables them to take energy performance into consideration in their next property purchase or rental decision.
HOW LONG IS A BER VALID FOR A BER is valid for up to 10 years provided there is no material change to the property that could affect its energy performance.
HOW DO YOU GET A BER CERTIFICATE The BER certificate and Advisory Report for a building must be prepared by an authorized BER Assessor who is registered with Sustainable Energy Ireland (SEI).
